Below are some of the most common questions we hear.
1.) Does the property have clear title?
At Land*Jolly we guarantee clear title on all of our properties. We have title experts that examine the history of each property we sell to ensure there are no title defects, liens, or missing parties on the chain of title.
2.) Does the property have legal access?
Legal access to a property means that there is a way to get to the property via public roads or land without having to cross private property. If there is not legal access to the property, it is known as being landlocked. This is one of the first things we check so if in most cases, there will be access. If there is no access on a particular property we will make that super clear in the description so you know.
3.) What can I do with the property?
Before you purchase a piece of property you should confirm that your desired use is allowed per the zoning code. We have a rigorous due diligence checklist that appears in the ‘Details’ tab of every property we offer. We normally like land where you can build homes, park RVs, or have a mobile home on the site. If you are not sure, just ask us! Please note, all the information we provide is reliable and we always check with the city or county, but buyer is required to do do their own diligence prior to the close of escrow.
4.) Does the property have utilities?
Often times raw land does not have utilities. The next question is, can you connect to public utilities, and if so, what’s the cost? It’s common to not be able to connect to utilities or to only be able to connect to electric, but not gas. In fact, many of our buyers specifically want to be “off-the-grid,” as they say.
These days especially, it’s getting easier and easier to reside without public utilities. Even if you have access to utilities, it might make more sense to use your own systems. With technology and solar power getting more efficient and affordable, you can often set up a fully self-contained system that’s less expensive and more reliable than being connected to public utilities.
